- Prepare a thorough
comparative market analysis (CMA) which will enable you to determine the
right list price for your property.
- Suggest appropriate
changes you may want to consider making to the property to enhance its marketability.
- Submit your home to
the Multiple Listing Service (MLS) of the Toronto Real Estate Board (over
18,000 members).
- Add
your property to my personal web site, at www.FredShipmansAurora.com.
- Submit copies of your
listing to my office's sales staff for their waiting buyers.
- Promote your home to
local Aurora/King/Newmarket/Richmond Hill agents by including it on the
first available inspection tour.
- Develop a list of features and benefits of your
property for cooperating agents and prospective buyers.
- Continually update you as to any changes in the
market (sales, new listings and price changes) by way of my biweekly activity
reports.
- Notify surrounding
neighbors announcing your home "FOR SALE" and asking for leads
on possible buyers.
- Add additional exposure
through a professional sign and lockbox.
- Pre-qualify all prospective
buyers whenever possible.
- Follow up on all showings
for buyer feedback.
- Advertise when appropriate.
- Assist you in arranging
interim financing, if necessary.
- Represent you upon
the presentation of all contracts by cooperating brokers and help in negotiating
the best possible price and terms for you.
- Handle followup and
keep you informed, after the contract has been accepted, on all conditions,
waivers, inspections and other necessary procedures.
- Deliver all paperwork
to your lawyer in a timely fashion.
- Maintain contact with
you right up to the day of closing, to answer any questions or concerns
that you may have.
